Operations Manager
The Operations Manager (OM) at VNNC reports to General Manager (GM) and assists the GM in a cooperative team environment. The Operations Manager is responsible for providing excellent customer service to internal and external customers working in a highly interactive manner with shareholders/residents, staff, and the Board. The position requires flexibility to adapt to changing situations and to handle multiple projects simultaneously. In addition, the OM must have the skills to hire, manage and train key front line staff to keep them abreast of changing requirements and procedures. The OM is supported by a full time Administrative Assistant.
VNNC is a full-service, 16-story multi-family residential housing cooperative with 466 housing units located in the Forest Hills neighborhood of the District of Columbia. The OM position requires flexibility to meet the needs and to manage direct reports providing services in a 24/7 operation 365 days a year. The OM will work with the GM to provide coverage outside of the standard working hours and provide necessary oversight, supervision, and support for direct reports on all shifts.
CORE DUTIES
- LEADERSHIP. The OM will be on a leadership team with the GM, Financial Manager, and Chief Engineer to create work plans for multiple ongoing projects, including communications with residents, handling day-to-day problem solving and implementing needed adjustments. Establishes/maintains safe and compliant policies and procedures for front line operations (front desk, package room, etc.).
- GENERAL MANAGEMENT AND ADMINISTRATION. Often acts as the GM in the absence of General Manager, taking direction from the Board of Directors. Attends meetings representing General Manager, as needed. Manages processes for insurance, monitoring security reports, maintaining required licenses and fire safety requirements, and managing resident records.
- SHAREHOLDER/RESIDENT SERVICES. Coordinates work associated with share transfers of apartment units from beginning to end of the sale and transfer process. Manages the procedure for approval of construction modifications within apartments.
- DATABASE MANAGEMENT AND RECORDS. Holds the overall responsibility for successful use of BuildingLink, including drafting protocols. Trains and supports all VNNC employees. Ensures the CRM configuration aligns with policies and practices developed by OM and GM.
- 4+ years of knowledge and experience operating large multi-family housing buildings.
- Exceptional interpersonal skills and ability to effectively foster working relationships with the Board of Directors, shareholders/residents, and staff.
- Ability to serve in the absence of the General Manager to advise the Board of Directors regarding administrative, operational, and financial issues.
- Ability to facilitate group interactions in the areas of strategic planning, problem solving, and conflict resolution.
- Well-developed written/oral communication skills.
- Ability to delegate, train, coach, and mentor staff.
- Knowledge of budget administration and accounting, human resources, purchasing/contracting, and facilities management.
- Proficient in the use of Microsoft Office Word, Excel, PowerPoint, SharePoint, Teams, Adobe Acrobat Pro DC, BuildingLink, and Zoom.
PREFERRED QUALIFICATIONS:
-Bachelor's degree from an accredited university or an equivalent amount of education and experience. Certification and training in community management such as a Professional Community Association Manager (PCAM) and/or Master Community Manager (MCM). Bilingual - English/Spanish a plus.

-The salary range for this position is $56,909 to $81,950 per year. Work is generally on-site, with some flexibility for telework.
